We usually arrange a property visit within one or two days of the initial conversation.
During the visit, we consider:
- the location and immediate surroundings;
- the size and layout;
- the condition and furnishing;
- the floor, lift, terrace and parking;
- monthly expenses;
- the current supply of comparable properties;
- the type of tenant the apartment is likely to suit.
The objective is not to choose the highest figure that can be written in a listing. It is to establish a rent that reflects the market while protecting the owner’s interests.
An excessive rent may extend the vacancy period. A price that is too low may generate many enquiries without delivering the result the owner could realistically achieve.
A reliable valuation is therefore the foundation of the process.

Once the price and rental conditions have been agreed, we prepare the complete presentation.

- an overview of all important conditions;
- recommendations for preparing the property before filming.

Once the material is ready, we publish the property on relevant portals and promote it through additional channels.

The goal is not simply to generate a large number of listing views. It is to reach the right target audience.
We monitor the initial market response immediately, including the number and quality of enquiries, reactions to the price and the reasons why prospective tenants do or do not wish to arrange a viewing.

We do not arrange a viewing with everyone who calls
A fast rental process does not mean bringing a large number of people into the property without first speaking with them.
Before scheduling a viewing, we ask:

The conditions are agreed before move-in
Once a suitable tenant has been found, all important terms should be clearly defined:
- the rent and payment method;
- the security deposit;
- the duration of the tenancy;
- notice and termination conditions;
- responsibility for bills;
- maintenance and minor repairs;
- rules concerning pets;
- the move-in date;
- the condition in which the property is handed over.
These terms should then be included precisely in the tenancy agreement, while the condition of the property should be documented during handover.
The objective is for both the owner and tenant to understand their rights and responsibilities from the beginning.
Speed is the result of good organisation
No one can responsibly guarantee that every apartment will be rented within an exact number of days. The timeframe depends on the location, price, property condition, season and current demand.
