This Privacy Policy explains how Urbani Agent collects, uses, stores and protects personal data when you use the urbaniagent.rs website, contact us or provide us with your information through the website.

We process personal data in accordance with the Law on Personal Data Protection of the Republic of Serbia (“Official Gazette of the Republic of Serbia”, No. 87/2018), as well as other regulations applicable to our business.

In this Policy, we use the name Urbani Agent, as well as “we”, “us” and “our”.

When you submit a form or contact us, we may process:

  • any other information you voluntarily provide in connection with your request.

Property valuation requests

When you request a property valuation, we may collect:

  • your contact details;
  • property address or location;
  • property type;
  • property size;
  • layout;
  • floor;
  • condition of the property;
  • other information you enter or subsequently provide for the purpose of the valuation.

Property-related enquiries

If you contact us regarding the purchase, sale, letting or rental of a property, we may process information necessary to understand your request and provide the appropriate service.

  • the type of property you are looking for or offering;

Job applications

3. Why We Process Your Personal Data

We process personal data only where there is a specific purpose and an appropriate legal basis.

The legal basis may be taking steps at your request before entering into a contract or our legitimate interest in responding to your enquiry.

Property valuation and brokerage services

We use personal data for:

  • property valuation;
  • arranging meetings or property viewings;
  • preparing and providing brokerage services;
  • communication during a sale, purchase, letting or rental process;
  • performance of a brokerage agreement.

The legal basis is taking steps at your request before entering into a contract and the performance of a contract once such contract has been concluded.

Legal obligations

We may process and retain certain information where required by law, including regulations relating to:

  • real estate brokerage;
  • accounting and tax obligations;
  • prevention of money laundering and terrorist financing, where applicable;
  • other legal obligations applicable to our business.

The legal basis is compliance with a legal obligation to which the controller is subject.

4. Marketing and Analytics

Google Analytics 4 is not currently active. If we activate it and you consent to analytics, we will use this service provided by Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland, to measure traffic and understand how the website is used. A pseudonymous device identifier, IP address, device and browser information and information about pages viewed may be processed for this purpose.

With your consent we use the Meta Pixel, a service provided by Meta Platforms Ireland Limited, Merrion Road, Dublin 4, Ireland, to measure advertising performance and show more relevant ads. For inquiries submitted through website forms we also use the Meta Conversions API. Our server then sends Meta your email address, telephone number and name in cryptographically hashed form, together with your IP address, browser information and advertising or browser identifiers when available. This happens only if you accepted marketing cookies when submitting the inquiry.

We use Google Tag Manager (Google Ireland Limited) to manage tags. Google Tag Manager does not set tracking cookies by itself and is loaded only after you provide the consent relevant to the technology being activated.

The legal basis for this processing is your consent (Article 6(1)(a) of the General Data Protection Regulation and Article 12(1)(1) of the Law on Personal Data Protection). Consent is voluntary and you may withdraw it at any time through the Cookie Settings link in the website footer. Withdrawal does not affect the lawfulness of processing carried out before withdrawal.

Google and Meta may process data outside the Republic of Serbia and the European Economic Area, including in the United States. In that case, standard contractual clauses and other appropriate safeguards are applied.

Cookies are stored for the periods listed in our Cookie Policy. Data transmitted to Meta is retained according to that platform's settings and terms. Before Google Analytics 4 is activated, we will publish the exact retention period selected in that service and complete the cookie table.

If we introduce further analytics tools, advertising pixels or other tracking technologies, this Privacy Policy and our Cookie Policy will be updated before they are activated.

5. Who We May Share Personal Data With

We do not sell your personal data.

We may make personal data available only to persons or entities that require it for a specific purpose, including:

  • employees and associates of Urbani Agent working on your request;
  • real estate agents involved in providing the service;
  • legal and accounting advisers;
  • IT and technical service providers;
  • competent public authorities where disclosure is required by law.

Depending on the website functionality, we also use certain technology service providers, including:

  • Vercel – website hosting, delivery and technical infrastructure;
  • Resend – technical delivery of emails and messages submitted through forms;
  • Sanity – website content management system;
  • Mux – video hosting and playback;
  • Cloudflare – website security and protection of forms against automated abuse.
  • Google Ireland Limited – Google Tag Manager and, once activated, Google Analytics 4;
  • Meta Platforms Ireland Limited – Meta Pixel and Meta Conversions API.

These service providers may process personal data only to the extent necessary to provide the relevant service and in accordance with applicable data protection requirements.

6. Transfers of Personal Data Outside the Republic of Serbia

Certain technology service providers operate internationally and may process data on servers located outside the Republic of Serbia.

Where such processing constitutes an international transfer of personal data, appropriate safeguards and mechanisms provided for under the Law on Personal Data Protection are applied.

Depending on the relevant provider and location of processing, such safeguards may include appropriate contractual protections and other legally permitted mechanisms for international transfers of personal data.

7. How Long We Keep Personal Data

We do not retain personal data for longer than necessary for the purpose for which it was collected.

When determining retention periods, we take into account:

  • the purpose of processing;
  • the duration of the relationship with the client;
  • statutory document retention requirements;
  • limitation periods for potential legal claims;
  • the need to protect the rights of Urbani Agent and its users.

In practice:

  • information submitted through ordinary enquiries is retained for as long as necessary to respond to the enquiry and complete the relevant communication, or longer where there is a justified legal or business reason;
  • information relating to brokerage services, agreements and completed transactions is retained for the periods required by applicable law;
  • job applications are retained for the duration of the recruitment process and are subsequently deleted or retained only where an appropriate legal basis exists;
  • technical and security logs are retained for as long as necessary for security, diagnostics and system operation.

After the relevant retention period expires, personal data is deleted, anonymised or otherwise removed from active processing, unless we are legally required to retain it for a longer period.

8. Your Rights

In accordance with the Law on Personal Data Protection, and depending on the circumstances and legal basis of processing, you may have the right to:

  • request information as to whether we process your personal data;
  • access your personal data and obtain a copy;
  • request correction of inaccurate data or completion of incomplete data;
  • request deletion of personal data where the legal conditions are met;
  • request restriction of processing;
  • receive personal data in a portable format where the applicable conditions are met;
  • object to processing based on legitimate interests;
  • withdraw consent where processing is based on consent.

Withdrawal of consent does not affect the lawfulness of processing carried out before the withdrawal.

Such measures may include encrypted communications, access controls, protection of forms against abuse, security logs and the use of appropriate technology service providers.

However, no information system can guarantee absolute security.

The website uses cookies, local storage and similar technologies necessary for website operation, storing user preferences and providing certain functionalities.
