These Terms of Use govern the use of the urbaniagent.rs website. By using the website, you confirm that you have read and accepted these Terms.

These Terms of Use apply exclusively to the use of the website and do not constitute a real estate brokerage agreement, nor do they replace a brokerage agreement, general terms of business, or any other agreement concluded in connection with our services.

In these Terms, we use the name Urbani Agent, as well as “we”, “us” and “our”.

2. Purpose of the Website

The urbaniagent.rs website is intended to present Urbani Agent, our services, property listings and content relating to the real estate market.

Through the website, you may, among other things:

  • browse properties from our portfolio;
  • submit a request for a property valuation;
  • send an enquiry regarding the sale, purchase or rental of a property;
  • learn more about the way we work;
  • access information intended for property developers and investors;
  • apply for employment or cooperation;
  • read real estate articles, guides and other content;

The website primarily serves informational and communication purposes. Submission of a form, enquiry, application or request through the website does not, by itself, constitute the conclusion of a sale and purchase agreement, lease agreement or real estate brokerage agreement.

3. Real Estate Brokerage Services

Urbani Agent is a real estate broker registered in the Real Estate Brokers Register under number 2241.

Brokerage services are provided in accordance with the applicable Law on Real Estate Brokerage in the Sale and Lease of Real Estate and on the basis of a brokerage agreement concluded between the broker and the client.

The client may be a seller, buyer, landlord, tenant or another person who meets the applicable legal requirements.

The specific rights and obligations of Urbani Agent and the client, the amount and method of payment of the brokerage fee, duration of cooperation, additional services and other conditions are governed by the relevant agreement and general terms of business.

Information published on this website does not amend the provisions of any individual agreement concluded with a client.

4. Property Listings and Information

We make reasonable efforts to ensure that the information about properties published on the website is accurate, clear and up to date.

Information such as price, size, layout, location, condition of the property, photographs, video content, availability and other characteristics is based on the information available to us at the time of publication and may subsequently change.

A property may in the meantime be sold, rented, reserved, withdrawn from the market, or its price and other conditions may change.

Accordingly, information contained in a property listing does not constitute a binding offer to enter into an agreement.

Unless explicitly stated otherwise, a valuation provided by us is not a formal valuation report prepared by a licensed property valuer for the purposes of a bank, court, tax proceeding or any other purpose requiring a specific form or professional authorisation.

Market conditions change and no valuation constitutes a guarantee that a property will be sold or rented at a particular price or within a particular period.

6. Forms and Information You Provide

When submitting an enquiry, valuation request, job application or another form through the website, you are required to provide accurate information and not to use another person’s information without an appropriate legal basis or authorisation.

By submitting a form, you allow us to contact you regarding the specific enquiry or request you submitted.
