The energy passport of a property is becoming an increasingly important factor when buying an apartment in Serbia. Apartments with A or B energy efficiency ratings have up to 40% lower heating costs compared to older apartments rated E or F. On an annual basis, this can mean savings of EUR 500 to 1,500.
New builds usually come with better energy performance thanks to modern insulation, PVC windows, and efficient heating systems. However, older apartments can also be upgraded — replacing windows, insulating the facade, and installing thermostatic valves can significantly improve the energy rating.
When buying, pay attention to the type of heating (central vs individual vs heat pump), wall thickness, window quality, and apartment orientation. Southern orientation can reduce heating costs in winter but increase the need for air conditioning in summer. Investment in energy efficiency pays off through lower bills and higher property value at eventual resale.
