Zemun and Vozdovac offer more affordable options, with prices from EUR 280 to 400 for a one-bedroom apartment.
Novi Sad records a similar growth trend — a studio in Liman or Grbavica costs between EUR 250 and 350, while a three-bedroom apartment in the center can reach EUR 700. In Nis, prices are significantly lower, with an average rent of EUR 150 to 250 for a one-bedroom apartment in the central zone.
Factors that most affect rental prices are location, floor level, apartment condition, and proximity to public transport. Apartments in new builds with a garage and elevator command premium prices, while renovated apartments in older buildings with high ceilings have a special charm that many tenants appreciate.
