Most apartments in Belgrade that remain unsold for months do not stay on the market solely because of their price.
The problem is often the entire sales process.
The photographs are dark, the angles are poor and the apartment does not look as appealing in the listing as it could. The price is based on instinct, usually above the property’s realistic market value. Almost everyone who calls is invited to a viewing, so the owner spends months opening the door to people who were never serious buyers in the first place.
After two or three months, the price is reduced. Then the waiting begins again.
Selling an apartment is not simply about publishing a listing. It is a process.
The first impression is made before the viewing
The buyer first sees the photographs, video, title and description of the listing.
Within a few seconds, they decide whether to continue considering the property or move on to the next option.
If the photographs are dark, the space looks smaller than it actually is or the description does not provide clear information, even a good apartment can make a poor first impression.
Good presentation should not conceal a property’s disadvantages. Its purpose is to present the property clearly and realistically while attracting the people it genuinely suits.
The wrong asking price wastes the most important moment
Interest in a property is usually highest immediately after the listing is published.
If the price is too high at that stage, serious buyers may not even consider it. They will not necessarily call and make a lower offer — they may simply move on to another listing.
Reducing the price later does not always restore the interest that has already been lost. By then, the property has been on the market for a long time, and buyers may begin to expect further reductions or wonder whether something is wrong with it.
That is why pricing should not be based on instinct. It should be based on a realistic valuation and a clear strategy.
Not everyone who calls is a serious buyer
A large number of viewings does not necessarily mean that the sale is being managed effectively.
If the agent does not speak with interested buyers before arranging a viewing, the owner may spend weeks showing the apartment to people who:
- do not have the necessary funds available;
- are looking for a completely different type of property;
- do not agree with the basic terms of the sale;
- are viewing properties without a clear intention to buy soon;
- expect a price that is not realistic.
The agent’s role is not simply to bring someone into the apartment. They need to ask the right questions, understand the buyer’s needs and determine whether the viewing makes sense.
What does a well-structured sales process look like?

- negotiations and regular communication with the owner;

Selling a property should not be reduced to waiting
When a property remains listed for months, simply reposting the advertisement or occasionally reducing the price is not enough.
It is necessary to analyse what is not producing results.
Is the asking price realistic? Is the listing attracting the right target group? How do buyers respond after viewings? Does the presentation, communication or promotional strategy need to change?
A good sales process involves monitoring results and adjusting the strategy, rather than passively waiting for someone to call.
When the process is structured correctly, the property has a much better chance of selling faster, at a realistic price and with less time wasted.
