# Why does an accurate property valuation matter?

When considering selling or renting out a property, the first question is usually:

**How much is it worth?**

Most people begin by looking at online listings. They check the asking prices of similar apartments in the same street or neighbourhood and use those figures to determine their own price.

This is an understandable starting point.

The problem is that a listing price is not the same as the price at which a property was actually sold or rented.

## The asking price is not necessarily the market value

An owner can advertise a property at any price.

That does not mean the market will accept it.

When viewing another listing, you usually do not know:

- whether the property was sold at all;
- how long it has been on the market;
- whether the asking price was reduced;
- whether any serious offers were received;
- the price at which the transaction was ultimately completed.

Listings can therefore provide a useful indication, but they are not enough for a reliable valuation.

**The asking price shows how much the owner wants. The market value shows how much a buyer is prepared to pay.**

## Overpricing can prolong the sale

A common strategy is to begin with a higher price in order to leave more room for negotiation.

In practice, this often produces the opposite result.

Buyers can easily compare a large number of similar properties. When the price is clearly higher than the value being offered, they will not necessarily call and make a lower offer.

They may simply move on to the next listing.

The property then remains on the market for too long, loses its initial appeal and causes buyers to expect further reductions or wonder why it has not yet sold.

Reducing the price later does not always restore the interest that was lost at the beginning.

## Pricing below market value is not the solution either

The purpose of a valuation is not to sell or rent a property as cheaply and quickly as possible.

No owner wants to accept less than the property is realistically worth and lose income that could have been achieved.

A reliable valuation therefore needs to find the right balance:

- the price should attract serious buyers or tenants;
- there should be realistic room for negotiation;
- the property should not remain on the market unnecessarily;
- the owner should not accept less than its true value.

The objective is not the highest figure that can be written in a listing, but the best realistic result the market can produce.

## What is considered during a valuation?

A reliable valuation is not based solely on the property’s size and the average asking price in the area.

It requires an analysis of:

- the location and micro-location;
- the condition of the apartment and building;
- the floor, orientation and natural light;
- the layout and functionality of the space;
- the legal status and documentation;
- parking, garage, lift and terrace;
- competing listings;
- current demand for that type of property;
- the results realistically being achieved in the market.

Even two apartments in the same building can have different values if they differ in condition, layout, floor or orientation.

A valuation must therefore assess the individual property, not only the street or neighbourhood.

## A realistic valuation is the foundation of the strategy

The price affects almost every stage of a property sale or rental.

It determines who sees the listing, how much interest it generates, the type of offers received and how long the property remains on the market.

When the price is set correctly, the property attracts people for whom it is genuinely suitable and who have a realistic ability to complete the transaction.
