# We rent out your property as if it were our own

When renting out a property, one of the most important questions is not simply how much monthly rent you will receive.

It is also **who will be living in your property**.

An apartment is not merely an investment expected to generate income. It is a valuable asset that you purchased, inherited or spent years maintaining. It is natural to want tenants who will meet their obligations, look after the space and communicate responsibly.

That is why we do not reduce the rental process to finding the first person willing to accept the asking rent.

Our objective is to find a tenant who suits both the property and the owner’s conditions.

## The ability to pay matters, but it is not the only consideration

Before move-in, it is important to establish whether the prospective tenant can sustainably cover the rent and the associated monthly expenses.

Financial capacity alone, however, is not enough.

We also seek to understand:

- who will be living in the property;
- what the prospective tenants do for work;
- how long they plan to stay;
- when they need to move in;
- whether the rent and total expenses suit them;
- how they intend to use the property;
- whether they have pets;
- what they expect from the owner;
- whether they accept the rental conditions.

People should not be assessed according to personal characteristics, but according to relevant circumstances that may affect the tenancy.

A stable relationship begins when both the owner and tenant communicate their expectations clearly.

## We do not bring everyone into your property

A high number of viewings does not necessarily mean that the rental process is being managed effectively.

There is little reason to arrange a visit when someone has not read the basic conditions, cannot realistically afford the rent or is looking for a completely different type of home.

Before scheduling a viewing, we speak with prospective tenants and establish whether the property is likely to meet their needs.

This saves time for both the owner and the interested tenant.

The owner should not have to prepare the apartment, change their plans and open the door simply because someone is curious.

The aim is to arrange viewings with people who have a genuine intention to proceed if the property suits them.

## Higher rent does not always produce a better result

Naturally, every owner wants to achieve the strongest possible return.

However, an additional €50 or €100 per month offers little value if it is followed by unpaid bills, property damage, constant disagreements or an early departure.

A poor choice may lead to:

- late rent payments;
- unpaid monthly expenses;
- damage to furniture or equipment;
- failure to respect the agreed conditions;
- repeated conflict;
- an unexpected termination;
- another period of vacancy.

That is why we do not consider only the highest amount offered.

A stable tenant who intends to remain for longer and clearly accepts their obligations may be a better choice than someone offering slightly more rent but showing signs that the relationship may not be sustainable.

**The best tenancy is not necessarily the one with the highest rent, but the one that provides the owner with stable income and peace of mind.**

## The property should genuinely suit the tenant

Even the most careful screening cannot create a stable tenancy when the property does not meet the occupants’ actual needs.

A family may require proximity to a school and a functional layout. Someone working from home may need an additional room. A tenant with a pet may need a different type of property from someone who depends on public transport every day.

When a major compromise is already evident at the beginning, the tenant is more likely to start searching for another home soon afterwards.

It is therefore not enough for someone to accept the price. The location, space, furnishings, expenses and rules should also suit them.

Matching the right people with the right property creates a more stable arrangement for both sides.

## Important conditions belong in the agreement

Careful tenant selection must be supported by clearly defined terms.

The tenancy agreement should cover:

- the rent and payment date;
- the security deposit and conditions for its return;
- the duration of the tenancy;
- responsibility for bills;
- maintenance and minor repairs;
- termination conditions;
- rules concerning pets;
- the number of people using the apartment;
- the condition in which the property is handed over;
- the handover process at the end of the tenancy.

At move-in, it is also useful to prepare a handover record, note the utility meter readings and photograph the property and the items remaining inside it.

An agreement cannot prevent every future problem, but it significantly reduces the possibility of misunderstandings.

## Renting does not end when the keys are handed over

Our role does not end the moment a tenant moves in.

The handover should be properly documented, both sides should receive the necessary information and they should know whom to contact if a question or issue arises.

The owner should remain informed without having to manage every call, screening conversation, viewing and negotiation personally.

We manage the operational process, while the owner retains the final decision regarding the tenant.

## As if the property were our own

When we say that we rent out your property as if it were our own, we are not claiming that no issue can ever arise during the tenancy.

No responsible agency can provide such a guarantee.

It means that we do not take shortcuts simply to complete the rental as quickly as possible. We speak with prospective tenants, assess the relevant circumstances, communicate the conditions clearly and help the owner make a considered decision.

**We are not looking only for someone who can pay the rent. We are looking for people for whom the property is suitable and who understand the responsibility that comes with using it.**
