Aleksandar Paunović has been running the **Knap** tailoring studio in Voždovac for five years.

People do not come to him for something they purchase casually. They come for a made-to-measure suit, jacket or coat — a piece that requires conversation, precision and time.

This type of work does not allow for a superficial approach.

You need to listen to the client, understand what suits them, take accurate measurements and meet the agreed deadline. Every mistake becomes visible sooner or later.

When Aleksandar decided to sell his apartment in Voždovac, he knew that the sale could not be managed casually alongside his work.

## A profession that requires complete attention

A working day in the tailoring studio consists of fittings, conversations with clients, measurements, material selection and careful attention to every detail until the garment is completed.

Aleksandar wanted to remain involved in the important decisions regarding the apartment, but he did not want to interrupt his work constantly because of calls, viewings and organisational tasks.

“I cannot be fitting a jacket for a client while also thinking about whether a buyer has arrived, whether the price is right and what needs to happen next.”

Selling a property can easily become a second job when the owner has to monitor every enquiry, coordinate every appointment and repeatedly provide the same information to potential buyers.

Aleksandar did not need to be completely removed from the process. He needed to know **when his decision was necessary**, while everything else was managed without requiring his constant involvement.

## The process began with a clear plan

Before the apartment entered the market, we reviewed the key elements of the sale:

- the property’s realistic market value;
- the available supply in Voždovac;
- how the apartment would be presented;
- the promotional channels;
- the organisation of viewings;
- communication with potential buyers;
- realistic room for negotiation;
- the steps following an accepted offer.

The objective was not simply to publish a listing.

It was important for Aleksandar to understand from the beginning how the sale would work, which decisions he would make and at which moments he would need to be involved.

“We sat down and went through the price, the market, the sales approach and the realistic figures. By the end of the conversation, we had a clear plan for moving forward.”

When the process is defined in advance, the owner does not need to spend every day wondering what should happen next.

## Viewings did not interrupt his working day

Once the listing was published, communication with interested buyers, appointment scheduling and the organisation of viewings were managed without requiring Aleksandar to participate in every individual step.

He did not need to interrupt a client fitting to answer a question that had already been covered in the listing, nor reorganise his working day for every person who wanted to see the property.

Before each viewing, it was important to establish whether the buyer was genuinely interested, whether the property’s main characteristics suited them and whether there was a realistic possibility of completing the purchase.

The goal was not to arrange the largest possible number of viewings. It was to involve Aleksandar only when there was a clear reason to do so.

## A serious offer required a joint decision

When a serious buyer appeared, Aleksandar was directly involved again.

Together, we reviewed the proposed price, the terms of the sale, the deadlines and the other important details.

This was the point at which his decision was essential.

Everything that came before it — the calls, questions, appointments and viewings — had already been organised and managed.

This approach allows the owner to retain control over the important decisions without having to manage every operational step of the sale personally.

## The apartment was sold and the business continued as usual

The apartment sale was successfully completed while Aleksandar’s daily business continued without disruption.

Clients attended their fittings, deadlines were met and he did not need to abandon his work repeatedly to deal with property-related matters.

“The apartment was sold, and my business did not suffer because of it. I did not have to keep interrupting what I was doing, and that meant the most to me.”

For someone who runs their own business, time is more than an item in a schedule.

Every interruption can affect the client, the quality of the work and the obligations that have already been accepted.

The value of a well-managed sale is therefore not limited to the final result. It can also be measured by how little unnecessary pressure the process places on the owner.

## Attention is visible in every profession

Made-to-measure tailoring and selling property are very different professions, but they share one important principle.

The result depends on attention to detail.

In tailoring, a mistake becomes visible in the cut, the measurements or the way the garment fits. In a property sale, it appears through incorrect pricing, weak presentation, poorly organised viewings or terms that have not been clearly agreed.

Aleksandar wanted to place his property in the hands of people who would approach the sale with the same level of care that he brings to his own work.

**It is valuable to find someone who works carefully — and knows when to involve you and when to take responsibility.**
