# Selling an apartment in New Belgrade: why the right agent matters

If you are selling an apartment in New Belgrade, it matters who manages the sale.

Not because an agent needs to know every building by memory, but because New Belgrade is not one single property market. An apartment in Block 21, a home near the river, a new-build in Block 65 and a family apartment in an older building can attract different buyers and require different positioning.

A good sale therefore does not begin by publishing a listing. It begins by understanding the property, the micro-location and the buyer we are trying to reach.

## New Belgrade is not one market

Buyers do not choose only a municipality.

They look at the block, street, building position, floor, parking, view, schools, transport, nearby amenities and the way of life the location offers.

That means two apartments of a similar size only a few minutes apart may not have the same target buyer or the same realistic market price.

The agent managing the sale should understand the genuine advantage of the specific property and who is likely to value it.

## Price per square metre is not enough

A common mistake is to look at several nearby listings, calculate a rough price per square metre and treat that as the valuation.

It is useful for orientation, but it is not enough.

Condition, floor, orientation, terrace, parking, lift, view, layout, building quality, documentation, renovation quality and current competing supply can all matter.

More importantly, an advertised asking price is not the same as the price at which a property will actually sell.

A good sales process starts with a realistic valuation and a clear plan, rather than an inflated price used simply to “test the market”.

## Who is the buyer for this particular apartment?

A 100 m² family apartment should not be marketed in the same way as a small investment property.

A buyer considering a new development with underground parking may have different priorities from someone looking for a larger older apartment with generous rooms and a good position within a block.

Before preparing the listing, we should understand:

• who the most likely buyer is;

• what matters most to them;

• which advantages should be immediately visible;

• which potential drawbacks need to be explained clearly;

• where that buyer can be reached.

Once that is clear, the photography, video, copy and distribution become much more focused.

## Presentation is not decoration

Photography is not simply a record of what the apartment looks like.

Its job is to help a potential buyer understand the space, layout and atmosphere within seconds.

The same applies to video and listing copy.

If an apartment has an exceptional view, a large living room, dual orientation or a rare parking space in that part of New Belgrade, the presentation should communicate it immediately.

Poor presentation can hurt a good property. Strong presentation cannot fix unrealistic pricing, but it can ensure the right buyers understand what is actually being offered.

## The goal is not to bring everyone to a viewing

A high number of enquiries does not automatically mean the sale is being managed well.

If ten people attend viewings but none has the budget, wants that location or is looking for that type of apartment, the owner simply loses time.

Before a viewing, basic qualification should establish what the buyer wants, how they expect to finance the purchase, whether the price range works and whether the property is genuinely relevant.

The goal is not the maximum number of viewings.

The goal is enough relevant buyers.

## Negotiation begins before the offer

When a serious buyer wants to discuss price, that should not be the first moment a negotiation strategy is considered.

By then, we should already understand the level of interest, feedback from other buyers, competing supply, the seller's timeframe and where there may be room for agreement.

A good agent does more than pass an offer from buyer to seller.

The role is to manage communication, understand both sides' arguments and work toward an agreement that can realistically be completed.

## The process does not end when the buyer says yes

After the commercial agreement come documentation, deposit or preliminary agreement where applicable, the final contract, bank financing where relevant, the notary, payment, handover and practical completion details.

That is why the sales process should be organised from beginning to end, rather than only until a buyer is found.

## How do you know whether someone can manage the sale properly?

Before choosing an agent, ask a few simple questions.

• How did you arrive at the proposed price?

• Who is the ideal buyer for my apartment?

• How do you qualify buyers before a viewing?

• How will you report market feedback to me?

• What happens when we receive an offer?

Concrete answers usually indicate that there is a process.

If the entire plan is “we will publish the listing and see what happens”, too much is being left to chance.
